Research On Influence Factors Of Housing Industrialization Application In Public Housing

With the development of housing industrialization in China, many scholars study onhousing industrialization policy, construction technology, design and housingcomponents, which is in order to promote the development of housing industrializationin China.In recent years, our country’s public housing are building largely and thehousing industrialization apply in public housing that is became the hot issue.But, thestudies on region specific housing industrialization which apply in public housing are solittle.Relatively to Beijing, Shanghai and the eastern coastal areas, the level of housingindustrialization in Chongqing is still very lowly. The large-scale construction of publicrental in Chongqing provides a opportunity for the Chongqing’s housingindustrialization.The paper has studied the influencing factors of housingindustrialization which applies in Chongqing’s public rental housing.And it contributesto apply housing industrialization into the construction of public rental housing inChongqing.Firstly, this paper expounds the concept of housing industrialization. Secondly,itreviewes the development of housing industrialization in our country and in thedeveloped countries and districts. And then this paper introduces the characteristics ofpublic rental housing in Chongqing, the development of housing industrialization inchongqing and other areas in China.Based on the above, the paper analyzes the promoting mechanism of Chongqingpublic rental housing and housing industrialization. The focus of this paper is thecollection, analysis and sorting of influence factors. Paper collectes60factorsinfluencing the residential industrialization in public rental housing. It sorts thesefactors into11small classes, five major categories, and uses the Delphi method andanalytic hierarchy process (ahp) to calculate the influence degree coefficient.The top five factors are: the lack of a comprehensive guide policies and regulations;The lack of technical standard system; Lack of complete industrial chain of the house;Lack of housing industrialization technical standards; High costs. Finally, Finallycomprehensive the above analysis, Suggestions of the application of housing industrialization in chongqing public housing are proposed.
