Fabricated residential houses conforms to the development of the times, it’s the futuredevelopment trend of residential. At present, The quantity of new construction in China isabout2billion square meters, rank first in the world, equivalent to about40%of newconstruction a year worldwide. Construction of residential develops so fast, but traditionalmodels of manual labor to build gradually revealing its drawbacks, on the one hand, thetraditional manual labor construction mode site shows the characteristics of capacity siteoperating, low productivity, difficult to guarantee the quality of the project, produce largeamounts of garbage and construction process, spent a large amount of water and electricity,easy disturbance to surrounding residents’ rest during the night work; on the other hand,taking into account the labor intensive, high security risks, expose to the weather, today,young people are not willing to do the construction work, what’s more, labor cost increasesevery year due to the artificial shortage is more and more serious on site. Therefore, it’sdesperate need of new construction mode instead of the traditional method of construction,and it is imperative to promote the use of assembly construction technology.First of all, this article details the fabricated residential houses’ full life cycle costeconomical comparative analysis, and put forward its background, purpose, researchsignificance and the development status of home and abroad. Secondly, the paper introducesthe definition and model of full life cycle cost, and the entire life cycle of the housing isdivided into three stages, which respectively is a one-off construction cost phase, maintenanceoperation during use phase and the cost of disposal after use phase, and then detailed analysisof the cost structure of these three phases. On this basis, this paper researches severalstructural forms of residential type, such as the traditional clay brick structure housing,exterior wall with EPS insulation board; hollow thermal insulation block structure housing,hollow filled EPS insulation boards; prefabricated concrete structure housing, attached withEPS insulation board outsides; two light steel structure house, the wall skeletons is light steelskeleton+EPS insulation board and light steel skeleton+WWCB (cement wood wool board)insulation board. At last, we draw a conclusion that the light steel structure has its economicadvantage compare with other fabricated residential houses, this makes the light steelstructure houses to have a more competitive advantage in the residential market in the future. In this paper, we make a deep understanding and research on the economy of fabricatedresidential houses through the detailed economic comparison analysis between the fabricatedresidential houses and Other structural forms of residential, it provides a basis for people’sresidential needs and choices, and has a certain reference value.
