Research On The Transformation Strategy Of Old Industrial Buildings Towards Modern Office Buildings

Nowadays, with the developing of the science and technology, the life style and work form are changing quietly. For architecture, the more quickly the science and technology develop, the faster buildings update. Because the service life of the buildings is getting shorter, they have to change the functions in a time period without demolition. Buildings’physical life which is called design-working-life is certain, but their service life is very uncertain. As the contradiction of the service life and physical life, the reconstruction is inevitable.The reconstruction of the old industrial buildings without production function is important for society, economy, history and culture. We can avoid wasting, save resource and reducing the consumption of energy by recycling and using the construction material of the old industrial buildings without production function. And the ecological sustainable development leads the progress of the social; the reconstruction of the old industrial buildings is also important for economy by using transformation instead of reconstruction, and we can reduce investment and cost, reduce investment risk, then getting earning fast. Meanwhile, the old industrial buildings are parts of the developing history of city, they record the footprint of the city, and it’s very important for continuing the city historical context to protect the old industrial buildings which have historical meaning, artistic value, and special process.According to the significance of the reconstruction of the old industrial buildings without production function, this paper mainly discusses the design principles and methods of how to reconstruct the old industrial buildings into modern office buildings. It is divided in five parts to discuss.First of all, defining the research object and content, to put forward the research question and the theoretical basis, construct the theory supporting. In the second part, mainly analyzing7actual cases, and aiming at the adjustment problem of the reconstruction. According to the researching of the cases, the third part analysis the influence factors of the reconstruction of the old industrial buildings, from the relationship between the pros and cons. The forth part discusses the details of the design principles and methods of how to reconstruct the old industrial buildings into modern office buildings. At last, taking the research results as the theory basic to finish the reconstruction design of the power plant in Kunming, and verifying the theory in practice.
