| The real estate project has characteristics of large scale investment and long construction cycle. Real estate project could be influenced easily by many uncertain factors such as nature, society, economy and politics, so it is of great risk. Therefore, a successful real estate project should make perfect feasibility study before making a strategic decision as well as quality control during the process of project implementation.A systematic feasibility analysis framework which is based on the fully analysis of the characteristics of real estate investment was built in this paper. Then investment feasibility analysis work is to be carried out using the framework, including supply and demand analysis of Xingtai city’s housing market, analysis of competition, and other factors of perimeter zone. And then, the market positioning of the certain project is confirmed and the target customers is made clear, price strategy and product form, which provides the reliable theory basis for investors’investment decisions. Construction phase of engineering project is an important management stage in the real estate development. Although datum shows that preliminary works such as the project planning, feasibility study, decision-making and design could mostly affect the real estate development project economic efficiency. More than70%of development projects’ total investment is input in this stage of construction management, the engineering quality is also formed in this stage. Investment rate, engineering quality and completion time of project could directly influence the realization of the target of the project investment.For the construction quality management, analyze of current situation of project quality management is firstly done in this paper. Based on system analysis, residential projects construction quality management target, content and common quality management method would be discussed, as well as method application issue of choosing among total quality management, target management and process management. On the basis of the analysis and research of quality control content, methods and tools, and combined with linear programming theory and network plan technology, the cause of possible quality problems or accident in the process of construction is systematic analyzed in order to prevent and control the coming up of similar quality problem, and to improve the quality of the construction project. |
