Since the Centre Economic Working Conference proposed:"Take a new road of urbanization and intensive, intelligent, green, low carbon" in2012, new urbanization has become the core strategy of China’s transformation and development. The rapid expiation of urban scale under the new urbanization background, making China increasingly tense of urban land resources, urban development begin to face the dilemma of "no land available". Old industrial districts in cities of China have experienced regression in their structure and functions, and being driven by the adjustment of external industry and land use structure, these old districts are targets for improvement and renewal, which could provide invaluable backup resources for future expansion of the city.Shenzhen, known as the forefront window of China’s reform and opening-up policy, now faces the constraints, much earlier than other big-to-medium scale cities of China, of land, natural resources, population and environment. Of all those constraints that hinder the city’s development, scarcity of land is widely regarded as the most severe and pressing, hence the development model of Shenzhen has been forced to undergo changes from "Outer expansion" to "Inner renewal". This thesis reviews the studies on renewal processes of old industrial districts in China and foreign countries and their practices, provides a summary of the driving mechanism for the renewal and problems that occur, and propose that we can learn from foreign country’s experiences in model selection, coordination of multi-party interests, industrial upgrade, though there exist difference in background, stages and policy for old industrial district renewal between China and other countries. Combined with industrial development and land use layout of Shenzhen, the history of old industrial district renewal of Shenzhen is divided into follow three stages:germination, gradual development and overall development, the in-depth analysis of the characteristics of each stage is provided. In the final part of the thesis, starting from the analysis of adaptability of city unit planning to old industrial districts renewal, we made clear the framework and emphasis for the renewal, and try to build a new planning system for old industrial districts renewal in Shenzhen that is compatible with traditional city planning, the new system would effectively solve the problems we now encounter-limited value orientation, oversimplified and crude renewal methods, lack of government interference etc. In the end, we provide a field example of planning and old industrial district renewal of Sungang-Qingshui River development unit in Shenzhen.
