Low-rent housing is effective to solve the housing problem of the low-incomefamily. However, depending on the characteristics of low-rent housing, the fundingof developing low-rent housing is from the financial allocation. Due to lacking of thesupport of finance, the shortage of finance to low-rent housing becomes the first tosolve. Real Estate Investment Trusts(REITs) can attract investors which can help tosecure sufficient funds to operate real-estate. And it also provides a new channel toconstruct and operate low-rent housing. With the new way to obtain fund, the newchannel also faces risks both in the internal and external. This dissertation analysesthe risks of Low-rent housing programs on REITs in order to contribute to REITsstudy.It will describe the theory of REITs at the beginning of the dissertation.Through a comparative study of theoretical research methods, it will discuss theconditions and risks of developing Low-rent housing programs on REITs in China.At the end of the dissertation, it will provide the suggestions to defuse risks on thedevelopment of Low-rent housing programs on REITs.The dissertation will divide into four chapters:The first part is the theoretical analysis of REITs, including the concept,features, and different kinds of REITs. This part also includes the study of the legalsystem about oversea REITs.The second part is the analysis of developing Low-rent housing programs onREITs in China and the prediction of obstacles in the development. Besides, it alsoanalyses the success of Low-rent housing programs on REITs in USA.The third part of this dissertation focuses on the risks of Low-rent housingprograms on REITs. This part contains the internal and external risks, in order toanalyse potential risks comprehensively.Fourth part, the author analyses the control system of Low-rent housing programs on REITs of risks, advising to establish the mechanism with the internaland external regulations to defuse risks.
