In recent years, with the deepening housing reform and accelerating the processof the city, more and more people support that the distinction between ownership ofthe building. Housing is the habitat living of people; it is self-evident about theimportance of social housing in modern city. When “Property law” promulgated, itbrought people rights concept, people are increasingly awareness of the importance oftheir own legitimate rights and interests. Property services with the rise of thecommercial housing developed vigorously. Nowadays, the property services in Chinacan be said to undergo an explosive growth. It is almost impossible to find there areno property services to residential district.Most of the property services subjects are the real-estate service enterprises.The establishment of property services on the basis of the realty service contract. Theobject of property services not only including the facilities of the residential area ofmanagement, but also all the people of the residential area management. Because ofthe property service contract plays an important role in the whole process of propertyservices, and it disputes emerge in an endless stream. In order to better analyze thisproblem and solved finally, analyzes various reasons must occur on the real estateservice contract disputes. Compared with the foreign property management, theproperty services will search the true meaning. When in the face of property servicessituation at the present stage in China, we can find the origin of the dispute, and to beperfect.Therefore, this paper will study on the issues related to the realty service disputes.And the dispute cases in our country at the present stage property services somesolutions and suggestions. To adapt to the modern society and the increasingly rapidpace of life, we should think on the dispute settlement mechanism, applicationprocedures can be applied to small cases, adhere to precede the mediation procedure, intensify administrative supervision, to provide the convenient windows for theproperty dispute cases, the convenience of residents complaints, simplify the reliefprocedure and so on.Through the investigation of individual property companies from practice,experienced property service type case agent work, and the judge to the local court ofthe realty service contract dispute case interviews, finally obtaining some of today’sproperty service status and problems of understanding. Reflections on the problemthat the number of such problems, between owners and property companiescontradiction deeply, it is exacerbated by the burden of limited judicial resources.Taking into account the optimize allocation of resources with limited resources maybe solve the major problems in the life of people. So I find more triggered to a disputeroot through the study of the realty service theory, by improving the mechanism forhandling disputes quickly resolve conflicts thinking.
