Study On The Operation Environment Appraisal Of One Project Named Qing Yuan River Customs Street

The constant improvement of urbanization makes the commercial streetincreasing with each passing day. In the next2~3years, the commercial streets inChina will be more than5000. As the promotion of the consumption demand, themore commercial streets we build, the more matter we meet. However, a lot ofcommercial streets become idled for many kinds of problems. Far from stimulatingthe commercial development, these idle commercial streets become the “city ofpsoriasis” to destroy the city’s image. It has become an urgent problem to be solvedhow the market opportunities of commercial streets has been judged and appraisedunder the background of globalization. To achieve the scientificity, practicability andavailability for the decision and implementation of commercial projects, the study onthe project appraisal and evaluation needs to be developped.According to the objectivity principle, systematic principle, dynamicevaluation principle, this thesis integrates multidisciplinary viewpoint and method toanalyze Qing Yuan River Customs Street with emphasis on the combination theorywith practice, quantitative analysis with qualitative analysis. This thesis studiesvarious factors such as nature, economic, political, legal, cultural, etc., with theemphasis on the environment and the competition. Based on the analytic hierarchyprocess (AHP) as a quantitative analysis method, special qualitative evaluation hasbeen implemented from macro, moderate and micro environment separately to get thefeasibility conclusion. The project appraisal of operation environment is one of theaspects to be analyzed and evaluated. The main job of this project appraisal includes acorrect judgment about influencing factors of the operation environment, thecombination of qualitative analysis and quantitative analysis through the mathematicalmodel and special environment research, catching problems in time and an effectivecontrol. A vast amount of studies have been done about project appraisal of operationenvironment. Our present research of the operation environment appraisal has beenstill in the initial stage with the lack of standardization and experience especially inpractice. Thus, this thesis is original in choosing the topic.This thesis is composed of four parts. Firstly,the thesis introduces the researchbackground, the significance, the current domestic and foreign research status, the ideas and content, etc. Secondly, the thesis introduces the characteristics of thecommercial street, the effect and content of commercial project’s operationenvironment appraisal, and a brief account of the AHP model, All of the above is setfor the next part. Thirdly, with the utility of AHP to analyze and prove the factorswhich impact the project operation environment, the results of quantitative analysisindicate that the primary factor which impacts the project operation is the marketenvironment. Finally, with project’s environment, economic, policy, law, socialculture, natural environment, market demand and competition, strategy and business,integrating use of quantitative analysis and qualitative analysis, some importantconclusions have been summarized with the feasibility evaluation.
