Combination Empowerment-TOPSIS Method Based On The Application Research Of Real Estate Investment Decision-making Model

In recent years, China’s real estate investment behavior with the market economyhave been developing steadily and has become increasingly frequent. Real estateinvestment is a long construction period, huge investment, influence factors andcomplex activity, and the real estate enterprise is faced with increasingly fiercecompetition. How the scheme selection of more scientific, reasonable, comprehensiveevaluation analysis of the investment plan, select the optimal scheme, is the key to wininvestment, is also the most critical problem facing investors. Is aimed at the real estateinvestment decision making problems, this paper put forward based on the combinationof empowerment, the TOPSIS method of real estate investment decision-making model,and the establishment and application were discussed and research.This paper first introduces the basic theory of real estate investmentdecision-making, emphatically analyzed the main factors that influence the real estateinvestment decision. Based on this and refer to the relevant literature, according to theprinciple of evaluation index system construction and primary method, set up thepreliminary evaluation index system of real estate investment decisions, and through theexpert consulting method for screening of index system, finally constructs theevaluation index system of real estate investment decisions,, and the indicators in theevaluation index system are analyzed in detail. Then, introduces the principle of leastsquare method and the entropy to determine the subjective and objective weights ofindicators, the combination to determine the index weight in the index system to solvethe model, and through the ideal solution (TOPSIS) to comprehensive evaluation of theinvestment scheme is established based on the combination of empowerment-realestate investment decision-making model of TOPSIS method. Finally, will theinvestment decision-making model applied to investment project selection is made in areal estate company in Chongqing in the instance, proves its feasibility.Through analysis and research of this article, this article established based on thecombination of empowerment, the TOPSIS method of real estate investmentdecision-making model of feasibility of investment decisions, and performance todetermine the index method is proposed, which can effectively avoid the subjective inthe process of evaluation, also can be combined with the internal relationship betweenthe project data, comprehensive evaluation was carried out on the project, for the investors to investment decision-making model provides a scientific and effectivemethod.
