Jiangxi Province Leisure Real Estate Investment Environment Evaluation Research

Along with the residents of the economic conditions and the improvement of living standard, the leisure real estate has jumped into our eyes. Leisure real estate is the product of the combination of leisure and real estate sectors, mainly to meet the consumer’s leisure life. It can be said that the theory research and practice are both in the primary stage, and still faces many problems in developing. In this context, this paper takes Jiangxi for example. Based on the theory and methods of the leisure real estate investment environment elements and the leisure real estate investment environment evaluation, this paper studies on how to construct a set of evaluation index system of leisure real estate investment environment, to evaluate the investment environment of urban leisure real estate, in order to provide a basis making decision for the city managers and the leisure real estate developers.First, the article conducts a literature review on the leisure real estate research of the domestic and international, discussers the concept of real estate and leisure. On this basis, the leisure real estate of existence in reality is divided into three categories:Relying on the natural resources of the leisure real estate, relying on the human environment of the leisure real estate, relying on man-made landscape of leisure real estate.Second, the leisure real estate investment environment is subdivided into the four element of social, economic, nature, infrastructure, the paper draws on quantitative research methods and experience of domestic and foreign scholars in the leisure real estate investment environment evaluation, and extracts57specific indicators to represent the leisure real estate investment environment, this paper analyzes and screens the57indexes with the grey relational analysis method, finally chooses32indexes, and constructs the evaluation index system of the leisure estate investment environment.Third, in the empirical research, the author summarizes all of the overview of cities in Jiangxi Province and selects the11prefecture-level city data of Jiangxi Province in2011.On the basis of the factor analysis theory, the composite score and ranking are carried out by using SPSS17.0application software on the model. And then the author evaluates the leisure real estate investment environment of Jiangxi by them, proves the scientific, rationality and feasibility of the evaluation index system of the leisure real estate investment environment.
