Abstract/Summary:
Real estate is present in all aspects of people’s lives.Recently,the real estate market has not been prosperous and various real estate enterprises are facing enormous pressure to survive.On the one hand,the tightening of financial financing has led to a tightening of funds on both the supply and demand sides of the real estate business,slowing down land acquisition and directly affecting the return of funds for real estate enterprises;on the other hand,the regulation of some economic policies has led to many real estate enterprises being unable to borrow new money to repay old,with financing leverage tilted and debt rising steeply day by day,which in turn has led to the emergence of corporate mines and bankruptcies.At present,the scale of the property industry is peaking,and profits are declining.Real estate enterprises are under pressure to survive,and real estate investment decisions are a dynamic activity,which involves a number of influencing factors.Facing a variety of investment risks,enterprises need to pay attention to the pre-investment decision-making stage in order to reduce investment risks and survive in the property market.An evaluation system for the investment decision of a real estate enterprise in Ganzhou City,is stood in the article.The least squares method,entropy method and the basic theory of game theory are used to realize the combination of assignment,which minimizes the bias caused by subjective and objective assignment.The traditional TOPSIS model is also analysed and improved to address possible problems in real estate project investment,proposing the use of absolute ideal solutions,cosine similarity and Pearson correlation coefficients for model optimisation.Finally proposing a comprehensive and improved TOPSIS model,which is used for multiple investment projects in which the enterprise can make decisions,is to obtain the most effective projects for the enterprise’s investment and to prove the feasibility and validity of the model.The model is used to obtain the highest investment efficiency and to demonstrate the feasibility and validity of the model.However,most of the current investment evaluation methods for real estate projects are comprehensive from a single perspective.The decision evaluation is carried out from the economic,risk,social and competitiveness aspects to achieve a multi-dimensional evaluation of investment projects.Through analysis and demonstration,the validity and feasibility of the multi-attribute investment decision model for real estate based on the improved TOPSIS model proposed in this paper is demonstrated.The optimized TOPSIS model can improve the reliability and practicability of the model in the real estate industry and expand the scope of application of the model;the proposed combined assignment model can,within a certain scope,effectively avoid the influence of subjective assignments.The proposed combined weighting model can,within certain limits,effectively avoid the influence of subjective assignments,and at the same time retain the objectivity and scientific nature of the comprehensive evaluation by incorporating actual project data,providing an effective assessment method for decision makers when making investment decisions.
