Since the reform and opening in1978, Chinese economy remains a stable, sustained, rapid growth, the economic development of real estate industry is flourishing to a higher degree. More and more enterprises entering the real estate industry make the competition in this industry increasingly fierce. How to obtain competitive advantage in the competition in the market? How to differentiate itself in a separate specific project? How to gain market recognition and achieve good sales performance? All these are the focuses of real estate enterprises.Marketing is the lifeblood of enterprises, making marketing strategies that are potential and suitable for enterprise development is an approach to change the work achievement of the enterprises into social labor. To a particular group in terms of real estate enterprises, reasonable and effective marketing is the magic weapon for enterprises making profits and winning the competition in the market. Marketing is referred to as the key to solve the problem to the property developers, because it can solve the problems in investment orientation, investment decision-making and development. It also plays a substitute role in decision making and skills in sales.Real estate marketing is a sort of marketing means that can expand its market share, promote and guide the enterprises to realize development goals. Under the guide of the policy of enterprise management and profit targets, real estate enterprises find the breakthrough point, develop and choose reasonable and effective marketing strategies and promotion methods in the development projects through analyzing market environment and resources.This paper explains the marketing related theory, and makes SWOT and STP analysis for Spring Courtyard MOMA project of Jiujiang city. It puts forward the measures of marketing strategy implementation and control from experiential marketing and layers marketing, and so on. The paper also expounds the organizational guarantee for realizing marketing management from organizational structure, process management, and human resources guarantee, etc. The thesis research result has certain practical reference value for the Spring Courtyard MOMA project of Jiujiang city and the similar real estate enterprise’s marketing research.
