Since the21st century, China’s real estate market has experienced a period ofrapid growth and led to bubbles. As house prices rising, the bubble level of the wholereal estate marke in deepening and horizontal, so it is still necessary to evaluate thebubble for further research.The article based on the real estate bubble as the research object, evaluatesregional real estate market bubble. Concrete research has contained the followingaspects:First of all, on changes in the real estate market more than ten years, fundamentalchange caused the housing bubble defined the connotation of the correspondingchange. Based on the summary description of the concept of foam, scholars both athome and abroad to illustrate the definition of the real estate bubble again.The second, causes the real estate bubble in a lot of reading theories, after theanalysis of the impact on China’s real estate bubble has carried on the inductionsummary the main parties, including: government, Banks, investors, developers andusers. On the assessment method through each related party in the motivation andbenefit of real estate market, to extract the quantitative indicators, on the real estatemarket bubble degree of evaluation system to build.The third, in2011China statistical yearbook and the local statistical yearbookdata as samples, to evaluate the national various provinces and municipalities directlyunder the central government level of bubbles, and further concluded that differencesin regional real estate market bubble in China size factor influence.Finaly, through empirical research to the following conclusion: because of theeconomic development level, the external market environment, the influence of suchfactors as the obvious regional characteristics; Cause the main factors of thisphenomenon include: market external environment, industry capital finance,developers of land tax cost and production and sales of four aspects. At last combinedwith the government in the dominant position of the real estate market, and putsforward policy Suggestions.
