China has the largest elderly population and growing most rapidly all over theworld. Since1980,China’s elderly population which beyond60has made a sustainedincrease by3%average annual rate. During the “12th Five-Year-Plan” period, China’selderly population experienced the first peak of growth. Then the dependency problemfor the elderly people has become more and more urgent while the degree of China’saging situation turned into exacerbation.China’s traditional pension manner is thefamily pension. However, with the continuous development of society the familypension could not meet the specific circumstances in our country. The elder’s desire fora centralized adoption and take care by the social pension institutions gradually becomemore eager,but the existing pension service’s quantity and quality could not fully meetthe needs of the elderly. In this situation, social active participation has an importantmeaning for improving the current pension status and build the pension system inChina.This article choose the existing pension model as the basic entry point, after anresearch on the studying status in and abroad, we found that Appropriate old housepension made a better mental satisfy for our country’s elderly with its uniqueadvantages and in line with the future of China’s pension service. Then we study onwhat services could fulfill the elderly ‘s pension needs with relative theoretical research.Firstly, we reviews the develop situation of domestic and foreign pension institutionsand sort out some valuable research results which has benefit for China’s pensioninstitutions development. Secondly we introduced the theory of customer value andvalue chain and the meaning of the value chain and the link between the value chains,after that we expounded the relationship between value chain and customer valuecreation.Finally we analysis the current situation of China’s Community Aged Care,then we built up the customer-oriented Appropriate old house value chain model in the view of Community Aged Care,and made an explore on the value creation process.Through the continuous adjustment and optimization of Appropriate old housevalue chain, Provide a theoretical basis to solve the pension problem, we wish toexplore a better pension mode which is more suitable to China’s urban pension andcould create greater social benefits.
