Integrated operation of real estate enterprises mean complete autonomy in thevertical on the investment decision-making, planning, design, construction, marketing,property management, human resources, and all other business, when all business is notyet complete autonomy, take the form of strategic alliances to achieve one orientedoperation; break the geographical restrictions on the horizontal, national multi-regionaldistribution, the successful product lines continue to copy.Along with China’s rapideconomic development, the scale of development of the real estate enterprises in Chinais growing. When the development of the real estate business to a certain size, it willgradually start to take the road of integration. Enterprises gradually began developmentof cross-regional, multi-regional investment layout.At present, China’s real estatebusiness has gradually multi-project standard management, financial managementmodel. You need to subordinate subsidiaries cross-regional control and financialmanagement as the lifeblood of business, a direct reflection of the level of an enterpriseproduction and operation management. To create more value for the subsidiary inobedience to the head office management based on how to build a reasonable, optimizefinancial management and control model for effective financial management and controlmodel of the corporation and affiliated subsidiaries to become an integrated real estateenterprises urgently need to be resolved.In this paper, integration under the real estate business ZY XX off-sitedevelopment projects, to address the integration of financial management issues facedin the process of real estate development projects under the research objectives, choosesrelatively centralized financial management model under the premise, from the design of the set of financial organizational structure, financial processes, the funds centralizedmanagement platform three aspects of the real estate business in the integration offinancial management model to refine and improve, to solve the corporation withsubsidiaries set decentralization improper handling, control of financial information isnot perfect, imperfect budget control, low the corporation fund management efficiency,financial management and insufficient emphasis, limited level of financial officers andother problems; build one on this basis the feasibility index system of real estateenterprise development projects under development projects to reduce financial risks,and enhance the level of financial management.
