In the period of the outside developerscompeting to enter, the commodity residential house price also maintained a high-speedgrowth in Xi’an.In this paper, Combined with the study of the commercial housing market in Xi’an,in-depth analysis and study of the properties of outside developers. By the comparativestudy of the outside developers and local developers, we have summed up the influencefactors of the outside developers of local commodity residential house price fluctuationsare mainly concentrated in four aspects, which are the outside developers’ advantages ofcapital, market research, product development and planning and brand. According to thefindings of the research of outside developers, establish an equilibrium model about thelocalcommercial housing price under the influence ofoutside developers’ factors whichbased on the theory of market equilibrium.Finally, the policy recommendations for the government have been brought tostable and promote the healthy development of commercial housing market.
