Recently, there is a fundamental change in the situation of demand and supply in the realestate industry overall. From the beginning of2013, the real estate industry runs fromshortage time to improving time. Relevant data shows, in the past two years, the residentialprice showed small fluctuations in Jinzhou. To the second half of2014, residential price wasin the downward trend, but modest.When the residential transaction volume reduced, the“930”new policy appeared, central bank’s limited credit policy was adjusted and a series ofnew policies that good for people were implemented, some consumers were in thewait-and-see mood. The attention to the price of commercial residential is still no less. Themarkets’ demand is still not fully released. In this paper, the theory combined with empiricalresearch method is carried out to analyze the housing price in Jinzhou, and some reasonablecountermeasures and suggestions were put forward for the healthy development of real estatedevelopers.First, based on real estate economics principle, this paper analyzes the price ofcommercial housing demand and supply theoretically. And make qualitative analysis on theinfluence factors of residence price in Jinzhou and classified them. It describes three factors ofresidential:the self-factors, the location factors, and the surrounding environment. In addition,the city of Jinzhou is different from other cities and it has particularities. So the residential inJinzhou has distinctive characteristics.Then, the paper describes the location conditions, city constructions and the presentmarket condition in the macro view. According to the trade situation of commodity residentialin Jinzhou city in2014, the paper analyzes the present situation of the housing price inJinzhou city.Next, this paper makes a quantitative analysis on the influence factors of the housingprice in Jinzhou city. This part takes the Hedonic price theory as the guide and the SPSSsoftware as the tool, establishes the commodity housing hedonic price model combining withthe method of multiple regression analysis. The explained variable of the model is commodityresidential prices. The explanatory variables are the impact of various factors. Half logarithmfunction was adopted. Through regression analysis, the results are found that there are6variables to be key factors affecting Jinzhou city commodity housing price. Among them,leisure fitness and school districts are the dominant factors of housing price; the influencedegree of the decoration, the natural environment and house age are weaker; the influencedegree of environmental quality of residential was not obvious relatively. In the end, in view of the present condition of Jinzhou commercial residential market, itmakes several suggestions to promote real estate developers in Jinzhou to be in healthy andsteady development.
