Research On The Spatial And Temporal Diffusion Of Housing Price Volatility In Guan Zhong Cities

After the reform of housing system in1998, there have been several severe fluctuations processes in Chinese residential market during recent years. In the fluctuating course, the housing prices volatility in some typical cities can cause a systematic impact on the residential market in other cities among the region, which makes the diffusion effects of housing prices between cities increase gradually, meanwhile the spillover effects of housing price fluctuations made a significant influence on national economic development and social stability.This article select Guan Zhong cities as study sample, determines sample cities’ composite competitive hierarchical structure through clustering analysis,then build a linear error correction model to research on the diffusion effects’extent,after that analysis the sample cities’GIRF changing trends on both temporal and spatial dimension when receiving a unit shock from the core city housing price volatility. Studies suggest that fluctuations of housing price in Xi’an raised the residential price of other cities in Guan Zhong group, meanwhile housing price fluctuations spillover effect is exist among urban in the long term, and the effect extent increased with the extension of time and weaken by distance gradually.This research is willing to quantify the fluctuations’impact on commercial housing between cities, then provide theoretical reference and policy recommendations to central and local government in analysis of residential market price trends as well as in macro adjustment and control real estate market. In addition, it has positive theoretical and practical significance.
