Land Price Diffusion is a complicated economic phenomenon which affected by diffusion origin,diffusion path and diffusion received area and other factors.Few researchs focuses on land price diffusion now,and it is only on stage of beginning,without complete research system,rigorous research methods and reasonable research model,far behind practical needs.So on such situation,this article will research land price diffusion phenomena and try to build complete research system for all who have interests in this field.The article based on relative theory and research to cite documents and historical research,analysis land price diffusion system path and affected factors,take 'Capital Economic Circle Region' economic and real estate section for research,use land statistics and land gradient analysis method tools to analysis this region's residential land price spatial distribution factor and to build land price diffusion intensity evaluation model.Use land price diffusion intensity evaluation model to analysis Beijing(diffusion center)how to influence land price diffusion intensity of 'Capital Economic Circle Region'.Research shows that investment,demand and benefit are the main mechanism of the land price diffusion;Land price diffusion intensity is determined by land price gradient,diffusion path and the development of diffusion received area.The spatial variation of the land price diffusion intensity from Beijing across different.regions of the 'Capital Economic Circle Region' is significantly observed.The distance and traffic capacity has a significant mitigation effect on land price gradient.The article has 8 chapters:Chapter 1:Introduction:Introduce of research background and purpose.Not only to give the explanation of basic concepts and methods,but also to determine the main research goal,finally to draw the technology map of land price diffusion evaluation model.Chapter 2:Theory background and citing of documents:Introduce the basic theories of location and land price,conomic growth,economic diffusion,land increment,land price gradient.Chapter 3:Land price diffusion system path and affected factor analysis method:Based on the analysis of land price diffusion force system and diffusion path,the factors those affected the land price diffusion to be abstracted.Chapter 4:Build land price diffusion intensity evaluation model.Firstly to cite a few diffusion measures calculation methods,then to indicate the land price diffusion intensity index system,finally to build land price diffusion intensity evaluation model.Chapter 5:Economic development,land and house market of 'Capital Economic Circle Region'.Chapter 6:Spatial structure of land price.To analysis land price spatial structure of'Capital Economic Circle Region ' by land statistics methods and land price gradient methods.Chapter 7:Land price diffusion intensity evaluation and analysis of 'Capital Economic Circle Region'.To evaluation Beijing's diffusion intensity of affecting 'Capital Economic Circle Region' by using factor analysis method and Principal Component Analysis method.Chapter 8:Conclusion.Draw the conclusion and clarify the innovation,Prediction for the future research and application value.
