With the progress development of economic, people’s consumption concept has undergone enormous changes. In the wave of reform and opening up, the process of urbanization also continue to promote housing from welfare housing to individual housing mortgage market-oriented forward. From the visible clues of the statistics, in1998the national individual housing mortgage balance is only42.6billion yuan, the annual growth rate of outstanding loans in2000,2004,2008, respectively149%,35%,64.8%,and to be reached6.9trillion yuan in the first half of2012of individual housing mortgage balance. However, according to international experience to determine the risk of personal housing mortgage loans generally after3-8years gradually exposed, from the development trend, the present, China may be at potential risk of the peak period. This article will be based on the study of individual housing mortgage market, in-depth analysis of macro and micro factors affect our personal housing mortgage loans.The article reviewed the literature on the domestic and foreign scholars on the banks personal housing mortgage loans; theoretically analyzed the influence mechanism of influencing factors of personal housing mortgage loans and individual housing mortgage defaults; Chapter Ⅲ analyzes of status of the development of individual housing mortgage. And refers to a large commercial banks in Hunan personal housing mortgage loans random sampling samples, interpretive analysis of individual housing mortgage status quo; Chapter499specimens logistic regression analysis, empirical analysis of the impact of China’s commercial banks personal housing mortgage loans factor. And on the basis of empirical combine theory and the status quo, to prevent personal housing mortgage loan risk measures:strengthening personal mortgage conditions to review and enhance the level of anti-risk loan inspection, breakthrough recovery and disposal of the level of non-performing mortgages.
