Not only Chinese reality industry has entered a period of rapid expansion, but also hasbecome more and more mature nowadays. With the rising economic development as well asseveral policies of readjustment and control, reality industry is getting much healthier. Inrecent years, although reality industry has gained a rapid expansion, it has many problemscompared with reality industry abroad such as the real estate bubble, the high level of prices,utilitarian commercial speculation and so on. All of these problems affect the stabledevelopment of national economy. In China, the property market has its unique style andhousing market is the main force.The changes of demand in market influence the designand sales patterns seriously. People in different social class have various demands whichmake product lines so much abundant. According to this, developers will make precisemarket positioning. This kind of active differentiation may make vacancy rate lower andaccomplish the market segmentation, so that we can solve the out-off-balance betweensupply and demand. Therefore, real estate companies in our country have entered thetransition period. In this essay, I will sum up the ideas of previous researches and analyzethe method of the developed countries such as U.S.A and Britain. From the analysis, we canextract and purify useful suggestions which may be in line with our national conditions.As the main force of real estate market, developers need to learn how to change theirdevelopment mode, cost rationalization and management optimization, which willdefinitely have an important role in the transformation of property market.
