The real estate industry is one of the pillar industry of national economy in our country. Vigorously develop the real estate industry to drive the other related industries, is to maintain long-term stable development of national economy in our country one of the strategic decision.Party’s18th and the "two sessions" during2013, to deepen reform, promote the financial innovation, develop the multi-level capital market, improve the proportion of direct financing. Important products of real estate investment trust fund as a financial innovation of REITs in China only one step away from birth. For governments, it can dissolve the provincial real estate financial risks, alleviate the pressure of the affordable housing financing. For developers, it is to facilitate the financing, orderly exit channels. For investors, it provides investors with a higher income, a stable an investment choice. Therefore, studying the problem has important theoretical value and practical significance.In this paper, the structure is divided into seven chapters. The first chapter is introduction. The second chapter is an overview of real estate investment trust fund. The third chapter is the present situation of the real estate investment trust fund in mainland China and listed disabilities. The sixth chapter is case analysis of real estate investment trust fund in mainland China. The seventh chapter is conclusion and prospect.REITs listed is adapt to China’s development.It can provide more financing channels for real estate enterprises, solve their financing problem, solve problem of real estate enterprise financing to China’s social development is to do nothing. We must first establish special laws and regulations related to the REITs, to talk about REITs listed. We must be listed obstacles existing in the current laws and regulations for reasonable, should also summarize problems arising from the listed REITs pilot and lessons, listed REITs can make the future more smoothly.
