Since1998, when our country executed housing commercialization system, resident individuals have become the main body of free selection and house purchase, and urban residents are able to select and decide the location of their residential districts according to a lot of factors, such as income, working place, individual preference and so on. With our country’s economic system of housing market gradually being perfect and people’s living standard increasing day by day, the role of residential location is becoming more important, especially, under the background of rapid development of urbanization, population explosion, shortage of land, and the high prices. Therefore, the research of housing location is objectively necessary.By the means of surveys and statistical analysis, this paper is based on the surveys of residential location choice, and I, rather comprehensively, analyses the main factors on residential location choices of townsmen in Changsha and draws a conclusion of the model of how citizens in urban area of Changsha select their residential location. Initially, in the aspect of theoretical analysis, this paper defines the relative conception of the residential location, and analyses the factors to influence the selection of residential location. Secondly, the paper builds a model of the superiority of the residential locations, and analyses the spatial distribution pattern of the superiority of the residential location in Changsha’s urban area; uses questionnaires to study the relation between the main factors of the selection of residential location of the citizens in Changsha’s urban area; concludes three models of the selection of residential location of the citizens in Changsha’s urban area: living-preferred, ecology-preferred and enjoyment-preferred; and verified the citizens’existing selection of the residential location in Changsha’s urban area by using the models. Finally, the paper summarizes the main research conclusions of the residential location, and gives relative recommendations for policy-making for Changsha city.Research conclusions are as follows:(1)The superiority of the residential locations is gradually decreasing from the center to the periphery, while the superiority of factors in each area shows the differences in corresponding with reality as well; Now the satisfaction degree of residential location to most townsmen living in Changsha is the grade of general or satisfaction, which can largely reflect to the superiority of the residential locations.(2) Compared with the overall sample, the main samples in Changsha’s urban area hold a comparative higher satisfaction degree; the proportion of the factors, influencing the selection of the residential location of the main samples in Changsha’s urban area has basically improved; they prefer the advantages of traffic conditions and facilities far greater than the other factors.(3)Residents differ in ages, income level or education level have the different satisfaction degree towards residents’location utilities as well as the different demands of factors on residential location.(4)People in different income levels are able to combine their ages and education level to choose a suitable type of residential location; wage-earners always choose the type of living-preferred, while the middle classes and high-income groups select ecology-preferred and enjoyment-preferred respectively.(5)In Changsha, living-preferred residents tend to choose districts of Yuhua, Tianxin and Wangcheng, ecology-preferred residents tent to choose districts of Kaifu and Yuelu while enjoyment-preferred residents tend to choose that of Furong and Yuelu; surveyed residents are mainly the models of living-preferred and ecology-preferred, along with few enjoyment-preferred townsmen.
