With the housing system reform, the real estate industry has become the backbone industry of economy in our country. In recent years, housing prices is increasing higher and higher, which is becoming a prominent question in the livelihood of people and drawing wide range of attention in our society. As a physical field and hotspot in the field of financial investment object, the real estate industry has made a large number of hot money continuous involved in. Real estate not only has the function of investment, but also has to safeguard people’s normal life. Because the real estate has obvious regional feature, this paper emphasizes on the research of the real estate bubble cause, mechanism and degree of foam based on the specific situation of Changsha.This paper analyzes the real estate bubble theory mainly about real estate bubble formation, trigger mechanism, economic effect and review of the history of major real estate foam. On the basis of that, Chapter Ⅲ has studied measure methods of real estate bubble. In the following paper, this paper makes detailed analysis of the present situation, and makes comparative analysis between the overall situation in China and in Changsha. This paper establishes model to measure real estate bubble, using the EVIEWS6.0software to estimate regression model coefficient, after that this paper tests the regression model by using SPSS13.0software. According to all, this paper calculates the degree of real estate bubble. Finally, this paper puts forward the preventive measures of real estate bubble.Through the above steps, this paper draws research conclusion: Changsha has appeared the real estate bubble, but in a mild foam stage. It is necessary for us to bring attention from all corners and take key measures.
