Shenzhen was one of the cities with relatively rapid development in real estate industry in China. However, the available land for real estate development in Shenzhen has been decreasing gradually, so the key development began to expand outside of Shenzhen. The housing price in Baoan District was rising continuously due to its advantageous location favored by real estate developers, and in recent years, the total development amount in Banan District consists of over80%of that in the whole city. Therefore, it is worth highlighting real estate bubble in Baoan District. It is importantly instructive for us to carry out proper policies to restrain real estate bubble and promote rational development of real estate industry in Baoan District if we know about the current situation of real estate development.Basing on theoretical study of real estate bubble, this paper analyzed the applicability of measurement methods for real estate bubble:both price method and statistics test method are highly accurate, with large data and small applicable region required. Indicator method is easy to operate with great application, but a little bit subjective. As a result, both indicator method and factor analysis method were applied in this paper to measure real estate bubble in Baoan District from2001to2010. Results are shown as follows:(1) In2002and2009, there existed severe real estate bubble in Baoan District, but in general, the development of real estate industry was steady.(2) From2001to2010, the real estate development in Baoan District consists of two stages, the period from2001to2005and from2006to2010, which present expansion period and shrink period of real estate bubble in Baoan District of Shenzhen City, mainly influenced by real estate control policy.(3) The real estate market in Baoan District was weak with resistance from external influence, and great fluctuation was easy to occur, which will cause real estate development here to run abnormally.Basing on the research results above mentioned, the writer in this paper had presented suggestions to maintain healthy development of social security housing market from6aspects, including land policy, financial policy, and tax policy, etc.
