With the continuous development of the real estate market and the constant changes of the social and economic environment,the real estate cost control management is particularly important in the increasingly fierce real estate competition.In order to ensure that the project can stand out in the rapidly changing real estate market,measures and methods to reduce costs must be explored on the premise of reasonable development costs.This paper takes the Zhong Yang Shou Fu(ZYSF)project as the background,the cost control issue of real estate development project is profoundly studied.First of all,based on the analysis of the domestic and foreign research status,this paper defines the connotation of real estate development and cost control.This paper analyzes the main body of cost control of real estate development projects,and sums up the basic process of cost control of real estate development projects.This paper systematically introduces the theory of Life Cycle theory(LCT)and Value Engineering and other related theories of real estate project cost control.Secondly,it introduces the specific situation of ZYSF project and analyzes the project planning indicators.This paper analyzes and calculates the direct cost composition of ZYSF project,and the period cost composition.Therefore,the analysis and calculation of the development cost composition of ZYSF project is realized.Thirdly,this paper analyzes the common problems existing in the past project cost management of project developers from the aspects of poor participation of all staff in cost control,limitations of cost control content,insufficient consideration of the full cycle of cost control,incomplete management perspective of project cost,and lack of cost control mechanism in advance,in and after the event.From the stages of decision-making,design,bidding,construction,completion and marketing,this paper analyzes the existing problems of cost control in each stage of past projects.Then,from the three perspectives of cost control,three management cost control and three control cost control,the overall cost control measures are systematically put forward.Starting from the stages of decision-making,design,bidding,construction,completion and marketing,this paper puts forward the key measures of cost control in each stage.Aiming at the content that needs to be quantified and optimized in the project cost control measures,this paper constructs the external window finalization optimization model based on the value engineering,and the tower crane configuration optimization model based on the mathematical programming,which improves the accuracy and optimization degree of the project cost control.Finally,in view of ZYSF project cost control performance evaluation,using the combination of qualitative and quantitative methods,respectively,the project cost control measures effectiveness evaluation,project cost control data before and after comparative analysis.Combining the LCT and fuzzy analytic hierarchy process(FAHP),a method for evaluating the effectiveness of cost control measures based on LCT/FAHP is established,and the evaluation index weight,evaluation index score,evaluation integration and analysis are carried out.The comparative analysis of the data before and after the cost control of ZYSF project is realized,and the overall evaluation of the cost control performance of ZYSF project is carried out.Through above research,it is expected to provide systematic solutions and technical support for the cost control of real estate development projects.
