Research On Real Estate Companies’ Based Resource And The Avaliability Of Bank Loans

Over the past decade, China’s housing prices continued to rise and become a hot topicin the country, while the real estate industry has become a new growth point of nationaleconomy. A real estate projects, ranging from one million to hundreds of millions or evenbillions, the real estate industry for capital requirements are very high, Meanwhile theBank of China’s changes and the introduction of real estate investment and financingsystem on residential development loans and residential mortgage loans and other policyrestrictions, the financial sector gradually increasing the height of the threshold, coupledwith the implementation of land bidding policy, the core competitiveness of the real estatebusiness has been no longer limited to the product itself, the capital strength to become adecisive force in the enterprise as well as the healthy development of the wholeindustry.But China’s current real estate development funding is relatively simple, mainlyfrom self-financing and bank loans, Study how to improve their business loan levelsbecome urgent study. In this paper,we use private real estate companies in2010-2012asthe research sample, based on resource-based theory, Using2-stageDEA as a researchmethod, research the impact of based enterprise resource inputs to the availability of bankloans.The results showed that basic resources of the real estate business political relations, humancapital, current assets by improving corporate solvency, capacity development, profitability andthereby facilitate bank loans. In addition, this article classify bank loans as long-term bank loansand short-term bank loans loans, the results show that the impact of the real estate business on thebasis of resources into long-term loans to enterprises more significant.
