The issues of environment and resources is increasing more and more serious, suchproblems can not be considered according to the country-boundary, the global ecosystem is awhole.During the industrial revolution, in the induction of economic interests, some of thedeveloped capitalist countries develop industries while ignoring the effects on theenvironment, these countries started repairing the damage when they know the dangers to theenvironment. Our country should not repeat the same mistakes in economic development,which is pollute environment first then protect the environment. We must protect theenvironment and take the road of sustainable development.The development of theconstruction industry has a serious impact on the environment, green buildings have featuresof low energy consumption and low pollution.So it attracts the concern of the Public. ChineseResources of per capita is very low, the implementation of green building has greatsignificance.In our country, the initial cost of green building is more than common buildingrelatively. The investors can not realize long-term benefit brought by the green building andaffect their enthusiasm, which will hinder the promotion and implementation of greenbuilding.The article will make use of relevant theory and evaluation system, through a actualcase to analyze the benefits of green building.This paper have six parts content, the first part introduces the background of the research;the status of green building development at home and abroad; the status of assessment. Thesecond part describes the concept of the green building and the whole life cycle theories.In thethird part, make a life-cycle model for green building.In the fourth part describes the selectionof evaluation index system and establishment of gray clustering evaluation system. In the fifthpart, make the analysis of a green building in Beijing.The last part is the conclusion of thecase analysis and summary conclusions.First, the meaning of green building and architectural design features were introduced,then analyze the life cycle cost of the building according to the theory of life-cycle cost, andmake a re-introduction of incremental costs and incremental benefits of the concept.Theincremental cost of green building will then be divided into pre incremental costs andincremental costs of construction, and analyzes the incremental cost according to ‘energy,land, materials, water, indoor operators.’ The incremental benefits of green building is dividedin to direct and indirect benefits, the four kinds of economic benefits called direct benefits,indirect benefits include social and environmental benefits, then quantify benefits.Again, select evaluation according to the principles of engineering economics. Buildgreen building life-cycle assessment model, and estimate incremental costs and incrementalbenefits of the project, use AHP to determine the index weight, make economic evaluation and grading judgment using gray poly class methods based on Triangle Whiten Function forthe green building.Finally, this method is applied to a actual case, give a detailed analysis for theincremental costs and incremental benefits. And know the earnings of various technologiesclearly. The Level of green building projects was also assessed. Although the initialinvestment in green building is large and the term is long, but the long-term gains is very big.The paper provides a theoretical reference for the comprehensive analysis of the assessmentbased on whole life cycle, and improve investor enthusiasm for green building in order topromote the development of green buildings.
