In the whole life cycle,green building can maximize resource conservation,(energy conservation,land conservation,water conservation,materials conservation),protect the environment,reduce pollution,provide people with healthy,practicable and efficient used space,and be harmonious coexistence with nature.The Green building which is an important practitioner of the concept of sustainable development has great prospects for development.Costs and benefits is the key factors to the promotion of the green building.Economic evaluation of the green building must be established on the basis of the whole life cycle theory,namely focus on the whole life-cycle costs and benefits from project's early stage,preparation stage,implementation stage,operation and maintenance stage until demolition and recovery stage.First of all,beginning with the concept of green building and the whole life cycle theory,this article analyses the composition of green building's whole life-cycle cost.Then,from the Angle of incremental costs and incremental benefits respectively,broke down the whole life cycle incremental costs into several parts:the incremental cost of early stage,the incremental cost of preparation stage,the incremental cost of implementation stage,the incremental cost of operation and maintenance stage,the incremental cost of demolition and recovery stage,and classified combined with the seven indicators of land saving,energy saving,water saving,material saving,indoor environment quality,construction management,operation management;and broke down Green building incremental benefits into economic benefit,environmental benefit and social benefit.Finally,refering to Assessment standard for green building(GB/T50378-2014),combining the theory of cost-benefit and selecting proper economic evaluation parameters and indicators,this article sets up a complete set of economic evaluation system for green building.This article selects the Jiangsu green home as the Green building case.First of all,the author combined the Assessment standard for green building(GB/T50378-2014),analyzes the evaluation indexes of the project and grads grading according to the requirements of 2014 new standard.Then,the author identify and quantify the project's incremental costs and incremental benefits and combining the theory of engineering economics,the net present value of incremental investment project,Incremental investment payback period,benefit-cost ratio,Finally getting this article's conclusion.
