Analysis Of The Factors Affecting Choice Of Construction Project Transaction Mode In China

The construction project transaction mode is the general term of the contract, the project management mode and the contract mode. Since the Chinese economic reform, with the establishment of construction project bidding system, supervision system and project legal person responsibility system, marking the project transaction system compatible with the socialist market economy has been basically formed. At present, the construction project transaction mode in practice there are still some problems, such as the irregular forms of contract, the owners of the management mode of "one size fits all", contract mode is single, resulting in lack of construction project transaction mode innovation, increase the transaction cost of projects.Based on the theory of transaction cost, this paper analyzes the factors affecting the transaction mode choice of China Construction Project and discusses its effective combination. Firstly, the concept of project transaction is defined by transaction cost theory. Then this paper analyzes the construction project contract type selection, owners of the management mode and contract mode in theory, putting forward their influencing factors and establishing the index system of influence factors. Then the three combined with the influencing factors of the selection of construction project transaction mode set, using the analytic hierarchy process to carry on the analysis of the construction project contract types, project management, contract mode and effective combination of and its applicability. Finally, the conclusions of this research and the inspiration of management are summarized.The results show that the scale and complexity of the project have an important influence on the choice of the transaction mode of the construction projects. For the larger project of the scale and complexity of the project itself, the uncertainty is large, the owners of the project management ability is limited, the "the total price contract plus entrusted management plus general contracting mode" transaction mode can be used. For the project scale and complexity is smaller and the owners management ability is strong, the "unit price contract plus independent management mode of plus DBB contract mode" transaction mode can be used. For some projects, the risk is relatively large and eager to start and the owner of the project management ability is limited, the "cost plus incentive fee contract plus entrusted management plus general contracting mode" transaction mode can be used.
