Research On Construction Contract Management Of Large-scale Construction Project Based On The Transaction Cost Theory

In an increasingly competitive construction market situation, the level of construction contract management perform a great extent to determine the construction projects to run smoothly. Construction contract is a management guide during construction enterprises manage contracts, to ensure forming a system of the project management and enhancing the work efficiency. This paper, depending on transaction cost theory, is from the contractor’s point of view to research for the management situation of large construction projects,combined the economics factors and engineering status, to analyses and countermeasures the contract management problems.First of all, from the perspective of transaction cost theory and sorting out the literature, the contract management stage of large construction project can be divided into a contract beforehand and afterwards managed. Researching for the contract management situation of large construction project of Shaanxi Province shows that three key issues under the perspective of transaction cost management are the nonstandard contract bidding process and environment, the indeterminate agreement of contract terms, and the restriction caused by the contractor’s own quality. Secondly,according to the transaction cost economics and the internal and external factors of large construction project contract management summarized by literature, it analyses specific factors of the key issues. Moreover, under the main influential factors of critical issues,from the contractor itself, the objective factors and external environmental effects threeangles, it is analyzed by interpreted structural model(ISM model) to calculate the level hierarchical structure of the relationship between the factors. In this relationship,the cost-benefit contracts ratio is the goal of contract management, the fair of competition environment is the basis of related factors of bidding, uncertainty transaction is the widest range of impact factors. Finally, the relationship between theory and model structure put forward the optimized countermeasures to the main factors.The existing research has some certain theoretical significance and reference value for future large construction project management contract.
