The real estate industry nearly twenty years of rapid development, the development ofthe market is increasingly rational, last year China most city prices downward trend was.This year our country commercial housing sales, the pace of investment, new constructionarea of a change in trend changed to stride forward singing militant songs, turn down officialpurposes. Due to over-reliance on the domestic real estate industry land finance, investmentspeculative buyers too is an important reason for China’s current high prices, but the realestate market influenced by policy changes, due to the recent slowdown in the domesticeconomy paced development, the real estate market in the the continued downturn in thestate, the price all the way down, mainly in some of the more difficult real estate sales,supply and demand increased, the pressure to expand the housing stock, developers to investin the market has become more cautious and reason together, plus the recent industrydownturn, development manufacturers gradually adjust their investment, research roadbusiness transformation. Therefore, the real estate investment on the basis of substantialgrowth in the previous years will be down, which is nearly2008to the state of the real estatemarket downturn the longest sustained period of time, the risk of real estate investmenthighlights, in this paper, based on risk theory, ShenyangHF project developmentcharacteristics, Shenyang HF focuses on risk research and management in the constructionperiod of the project.The main research contents of the paper first introduces the writing background, writingsignificance, purpose and research of the main range, has carried on the induction,summarizes and comments on domestic and international relevant risk management theoryresearch present situation, on the basis of the real estate development project riskmanagement problems, and finally introduces the basic framework of this paper and themain the innovation point; The second chapter first defines the project management and theconcept of risk, points out the intension and content of risk management, and illustrates theimportant meaning of risk management. By means of literature data collection and sorting,the real estate development project risk management theory are analyzed, and furtheranalysis of the project risk management objectives, risk management organization, the riskmanagement process and the process reengineering and real estate development project risk management system; Third, the four chapter takes the Shenyang HF project riskmanagement as an example, introduces the project risk identification and assessment.
