Research On Cost Control Of Enmawen Garden Development Project

The real estate enterprise development project cost control is an important means for projects to reduce costs and gain profit. But most of the real estate business have not yet fully aware of the importance of the whole process cost control. The project cost control still just focus on the cost of construction phase. The main purpose of the whole process cost control of the development is for effective cost control through the development process with a certain means and measures.Then the whole building expenses incurred can be controlled under the control planned cost or target cost to ensure cost-effective implementation of the project.On this basis of the advanced experience and research on cost control theory at home and abroad, this paper reviews the cost control ideas of Enmawen Garden development project at the decision-making stage, the planning and design phase, construction phase and all aspects. The project target cost estimates, target cost optimization and the target cost control:(1) At the decision-making stage, cost estimation is based on the gray relational analysis. (2) At the design stage, the design optimization based on the value engineering, in accordance with the program of value engineering analysis——function definition, functional analysis and functional assessment. (3) In order to achieve dynamic cost control in the project construction process, the earned value method was used. Then the whole process cost control system of a real estate development projects is establish, and an empirical analysis is given.The purpose of this paper is to raise attention of the whole process cost management of development projects, to explore effectively practice of cost control measures to solve the problem of the management of the actual project cost for real estate development enterprises, to help the real estate business get normal profits, thereby increasing competitive advantage and core competitiveness.
