Based On The ROT Operate Model Of The Renovate Strategy Study Of Post-Games Sports Center

In recent years, along with all kinds of large-scale competitions held in our country, more and more sports center after the game have lost into plight, which we called “curse”. However, the domestic research related to the operation and transformation strategy of sports center appeared difficultly and struggly. It is important to help the sports center out of the plight. Improving the operational capability ont only can ease the pressure of government finances, but also can satisfied the development of the sports and fitness. In this paper, mainly through several methods to expand the paper study, like theoretical study, expert advice, questionnaire etc. The ROT model is the main view of the paper, hope to break the tranditional ideas of the sports center design and construction, like “received instructions-functional unit-design-institution establishment management-financial allocations operation", and put forward the opposite "reverse thinking". Emphasizing the operating profit to determine the appropriate functional load module, concluding the renovating methods and planning ideals of the sports center space. Thus ensuring the profit of the operational institution during the operation.In conclusion,the first step is stuying the operate content, the next step is putting forward the transformation policy(Renovation), at last,handing the sports center to the government after the concession period(Transfer).The paper is divided into four chapters. The first chapter analyzed sports center operations and the purpose and significance of plight. The second chapter is divided into two parts. The first part treated the ROT model as a starting point to explain the ROT model and other related models, and summerised the ROT model characteristics、advantages and applicational challenges; The second part explained the intrinsic relevance between the ROT model and the transformation planning o f sports center, and divided into four parts to strengthen the theroy of profit model. Such as internal association、profit model、transformation planning methods 、operation rules and the transformational contents research; The second chapter have proposed the strategies of renovation and planning with the goal public welfare or profit purpose. In the last chapter, the paper have set the Shenzhen Universiade Center as example to analyze the specific methods to renovate sports center in the guide of ROT model. Proposed the different strategies for transformation of the outside space and interior space in the sports center.Through the study we can draw the fellow conclusion. Under the guide of ROT model, the transformation of sports center is based on the sports function, and as the operationing to maximum the value of supporting functions. First, the paper investigate the ntrinsic link between ROT model and renovation, and determine the“City Complex” as the goal. Secondly, ensuring "Business- Sports Center-Area" to the renovational model of the business operation. The ROT model emphasized profit for the transformation of planning starting point, breaking the single renovational model of the traditional venues space transformation, and emphasized the outside space as the important operantional contents to fully tap the value of the sports center space, farmating the joint transformation of the city area, sports center outside space and venue inside space. Finally, through introducing business strategy, conferences and exhibitions, hotels, restaurants, entertainment, office, residential and other functions, to achieve the purposes of function system reconstruction. So as to achieve the business objectives that the business support the sport. This study is an important complement of the sports center renovation, what is more, providing a new thinking.way to operation and transformation.
