Since1998the implementation of housing reform, China’s commercialhousing on the scale of the rapid development in each city, resulting in thecommercial housing market, the development speed is too fast to residential salesprice rising faster growth, sales price for commercial housing facts, this paper makesa study of the effectiveness of the control regulation and control of land supply thecommodity residential sales price fluctuations.Respectively from two aspects of thesupply of land area,and supply regulation and control to the influence degree of thecommodity housing sales price, collects and analyzes the three kinds of urban type often representative cities land supply regulation, commodity residential marketvolatility datas,UseEviews software panel data model regression test, Final concluedthree kinds of different and the degree of marketization level of the city, with thegovernment’s control strength, effects, Land supply regulation to the influence ofthree kinds of urban commodity residential sales price need according to the actualdevelopment situation to distinguish between research and formulate thecorresponding regulation policy.combined with the existing literature results, the research object and scope ofthis article, the scope will determine the representative ten cities in China, Beijing,guangzhou, shenzhen, Shanghai, wuhan, chongqing, chengdu, xian, zhengzhou,kunming, will these ten representative cities and marketization degree according tothe city’s economic development level of the divided to three types of different types,considering research on comparing the three kinds of urban land supply control effecton urban commodity residential house prices.Collect three categories and tenrepresentative cities in our country since the span of15years in1998-2012annualdata, selecting the main factors influencing the commodity housing sales pricechanges, establish the panel data regression model data to do empirical research onthree types of city, the regression results were analyzed and demonstrated, analyzes the area of urban land supply, land transfer area to the influence degree of thecommodity housing sales price, and provides Suggestions of land use planning in thefuture.Through the empirical analysis, regulators should be according to the actualurban development to distinguish the land supply regulation effect on three kinds ofcity commodity housing sales price. The government should be based on citydevelopment characteristics and development degree, reasonable land control strategyand planning, the future should be combined with different city formulatecorresponding regulation policy.
