Taiyuan is the capital city of Shanxi Province.In recent years,with the rapid development of urbanization,the price of commercial housing rose rapidly,from 3,561yuan/m2 in 2007 to 8,762 yuan/m2 in 2017.The high housing expenditure not only brought heavy burden to residents,but also squeezed other aspects of consumption,resulting in insufficient domestic demand.In May 2018,taiyuan city was interviewed by the ministry of housing and urban-rural development on the issue of real estate regulation.The government has been regulating the real estate market through various macro policies,but the effect is not very significant.The means of regulating housing prices vary according to the supply side and the demand side.As land supply is the precondition of real estate development,it will have a direct impact on the development of the real estate market,attracting more and more scholars' attention and research.In the real estate regulation and control of the state to "implement policies based on different conditions in the city" backdrop,a targeted research about the relationship between land supply and the housing price can be carried out according to the actual situation of the city for the government control measures suggested.At the same time it can also help the government department to make a more scientific land supply plan,promote the city limited intensive economical utilization of land resources,has important practical value and practical guiding role.Therefore,on the basis of domestic and foreign research,the author takes Taiyuan City as the research object,selects the quantity,structure and price of land supply,and conducts qualitative description analysis and econometric analysis to reveal the relationship between land supply and house price.The data are derived from the China Land and Resources Statistical Yearbook,the China Real Estate Statistical Yearbook,the China Urban Land Price Monitoring Network,and the Cree Real Estate Database's data on land supply and commodity housing prices.The study found that land supply had no significant effect on the price of commercial housing in the short term,but had a positive effect on the price of housing in the long term.Increasing the proportion of land used for social housing will have a significant positive effect on the price of commercial housing in the short term and inhibit the rise of housing price in the long term.Land supply price has significant positive effect on housing price in short and longterm.Finally,based on the above research conclusion,this paper puts forward the advice from the perspective of the supply of land to control housing prices: scientific land supply plan,the reasonable control of land supply and improve the efficiency of supply,reasonable adjustment of land supply structure,innovating the mechanism of land transfer mode and the examinational control land,strengthening the construction of information platform.
