| As an important part of the real estate market and information window,the rationality of the price of commercial housing has always been the focus of the society.The reasonable price of commercial housing reflects the healthy and good development of the housing market,which has theoretical significance and practical reference value for the study of the real estate market,regional economic level and residents’ life.Therefore,this paper constructs the price of commercial housing It is of great significance to study the rationality of the price of commercial housing in 62 cities.This paper takes the price rationality of commercial housing as the research object,on the definition of the price rationality of commercial housing,constructs the theoretical framework of the price rationality of commercial housing,and constructs the reasonable price model of commercial housing.It is scientific to study the reasonable price of commercial housing,62 large and medium-sized cities are selected to measure the rationality of commercial housing,through unit root test and co integration test And Hausman test,get the individual fixed effect model,then get the reasonable price model of commercial housing in each city,through the deviation degree,get the reasonable price fluctuation range.The research results are as follows:(1)On the basis of reading and sorting out the relevant literature at home and abroad,this paper defines the concept of the price rationality of commercial housing.The rationality of commodity housing price is based on the balance of supply and demand,the rational consumption of residents and the correct consumption concept of purchasing commodity housing.There is no shortage of supply,no speculation and speculation.On this basis,it is studied that commodity housing price is the mode price in this region.With the dynamic change of market,it should be related to the regional economic level,population and housing At this time,the price of commercial housing is reasonable,and on the basis of the assumption,the theoretical framework of the price of commercial housing is constructed.(2)On the basis of the theoretical framework of commodity housing price rationality,the main factors that affect the rationality of commodity housing are the regional economic level,population,residents’ income and bank support.The index system is established from these four aspects,and the reasonable price model of commodity housing is constructed through panel data.According to the domestic and foreign economic early warning research,the reasonable deviation range is defined and divided into the reasonable price of commercial housing,the basic reasonable price of commercial housing and the unreasonable price of commercial housing.(3)By using the commodity housing price model,we can calculate the reasonable priceand reasonable fluctuation range of commodity housing in 62 cities from 2009 to 2018,and get the conclusion that the reasonable price of commodity housing changes with the change of regional economic level,population,residents’ income and bank support,which makes the rationality of commodity housing price in each city change constantly,and the same city in different years The rationality of the price of commercial housing may vary greatly,and the rationality of the price of housing in different cities in the same year is also different,It requires the government to have a correct understanding of the rationality of the price of commercial housing,and make different responses to different situations due to the city’s policies. |
