Currently, the real estate industry is playing an increasingly importantrole in the national economy, China’s urbanization is also in the stage of rapiddevelopment. In the past few decades, the real estate industry plays animportant supporting role in urbanization in our country, and to accelerate thepace of urbanization has led to the development of real estate. Urbanization tothe scale of real estate development has brought opportunities as well aschallenges. With the continuous expansion of the scale of the real estateindustry, housing supply increased, there have been such as housing prices,uneven regional development, and many other problems. Therefore, in thedegree of development of China’s rapid urbanization in the background,positioning analysis of correlation between the level of urbanization and realestate development scale between the future development of the real estateindustry and how to more effectively control the scale of real estatedevelopment and optimization studies seem particularly important. In mypaper, qualitative analysis and quantitative analysis methods to study from theperspective of urbanization on the scale of real estate development, real estateindustry through the establishment of the scale effect of urbanization ontheoretical system, the status of the scale of the urbanization process in thereal estate development will be analysis to explore the relationship betweenthe level of urbanization and the impact of China’s real estate developmentscale,focus on improving the level of urbanization degree of inlfuence on thescale of real estate development, and finally put forward reasonablecountermeasures and suggestions on the empirical analysis of the results.The paper is divided into five parts: The first part is an introduction,including research background,purpose and meaning,content, methods andresearch structure,and the main contribution of this paper. The second part isthe theory and literature review,the first is the real estate industry on thescale of urbanization and the meaning and characteristics are discussed,and further analyzes the influencing factors and measurement indicator, followedby the study of the situation at home and abroad are reviewed. The third partis the theoretical analysis,based on the status of the real estate industry andthe development of China’s urbanization process is described,based onquantitative and qualitative point of view of the influence of urbanization onthe scale of China’s real estate development. The fourth part is the empiricalpart,the ifrst based on vector autoregression (VAR) model to analyze theinteraction between the level of urbanization and real estate development scalebetween. Second, the use of panel data model sub-regional level ofurbanization in different levels of impact on the real estate development on thescale were analyzed. The results show that: the level of urbanization is thesize of the real estate development has a positive effect relationship and thedegree of influence between different regions and cities there is a certaindifference. Finally,the empirical results presented policy recommendations.The fifth patr is the conclusion.
