Now, China has entered the aging society,with the feature of a large population base and fast speed. It leads to a growing demand of social pension institutions. The endowment real estate is a carrier of the social endowment service system, it has aroused attention from investors, many real estate enterprises and insurance companies have begun to construct the endowment real estate. The financial support is the effective guarantee of its smooth development, the endowment real estate is in the initial stage of the industry life cycle, with large investment and high-risk, how to get enough financial support is a key problem.On the base of the analysis of the endowment real estates, the article points out the financial dilemma of endowment real estate. The article learns from the inter-external experiences, with the financing theory, industry lifecycle theory and financial innovation theory..from two aspects of internal and external, The article researches the financing model. In the aspect of endogenous financing, By constructing a comprehensive profitability model, the article presents some policy recommendations about how to optimize the endogenous financing. In the aspect of exogenous financing, the article designs different financing mode for different participant, then gives some policy recommendations about how to optimize the exogenous financing. Finally, the paper is summarized and prospected.
