Research On The Influence Factors Of Endowment Real Estate Profit Mode

China entered the aging society since1999, and the growth trend of aging willcontinue for a long time, our country will become the greatest power with a largestelderly population. Combined with factors such as family miniaturization, the empty nest,the contradiction between the increasing needs and the unsound service system of socialendowment should be more prominent. In recent years, with the increasing trend andIndustry specialization, the pension industry especially endowment estate began to causethe attention of domestic scholars and investors. However, endowment estate as apension services with the participation of non-government entities, it also need profit inaddition to the public welfare. So, a effective operation and profit model are closelyrelated to the investor enthusiasm and development of endowment estate.Through reading and studying literatures about profits of endowment estate to makea systematic research for the key factors that affect endowment estate profits. Byinvestigating the main factors related to endowment estate profits on the basis of theconcept of profits in endowment property, reveal that the scope of the customer,customer value, the value chain, source of income are main factors affecting endowmentreal estate. Structure the theory model of endowment estate profitability by analyzing thespecific case，and made a detailed analysis of influencing factors through the theoryrelated to endowment estate profits, got the relationship between the influencing factorsand path. Using structural equation model analysis method to test the theoretical model,got the conclusion of this paper that Direct factors affecting endowment real estateprofits mainly include: scope of customer, competitive advantage and source ofincome．there was no significant correlation between customer value and enterpriseprofit, But customer value indirectly affects the endowment real estate profits throughthe influence of other factors.
