With the rapid development of our national economy, the real estate industry also has a speedy development, so that real estate line gradually become the one of the pillar industr y of the national economy. Meanwhile the real estate market has grown up,real estate wealth in residents in the proportion is rising. At present, Beijing is facing the multi-difficulties that high household saving and lower consumption rate and residents to buy a house with multiple difficulties. Studying the influence of the real estate price cha nge on residents, has important theoretical significance and practical significance.In the pr ocess of literature review, the author found that some scholars from the perspective of the whole country, devoted to the national real estate price changes impact on the residents’ co nsumption; Other scholars, selecting key cities, comparative analysis of their real estate pri ce changes affect residents’ consumption; There are also some scholars, is to choose a speci fic area for research. But there’s no scholoars to research the specific area of Beijing a. Beijing as the capital, its development is representative, and proactive, so this paper takes Beijing as the research focus.Based on combing the classical theory of consumption, this paper combined with the wealth effect, theoretically analyzes the real estate price change on the influence of residents’ consumption, according to the results of the analysis, there are wealth effect, crowding out or neutral there. And geometry of the real estate market conditions, consumer situation, analyzed the correlation between them. And establish a theoretical model, the paper analyzes the real estate price change on the influence of different income levels. On the basis of the above analysis, the establishment of an empirical model to analyze the Beijing real estate price changes affect residents’ consumption. Obtained the short-term will promote consumer prices in Beijing, but continue to rise for a long time will eventually extrusion residents’ consumption. Finally puts forward policy Suggestions and reform of the income distribution system to narrow the income gap of our country. Reasonable adjustment of housing supply structure, reasonable guide the residents’ consumption concept, improve the housing secondary market and the housing finance market, strengthen the supervision of the housing market.
