It is well known that the enterprise management on financial management as the leading financial management to fund management as the core. Capital is the lifeblood of enterprise, reasonable fund management and operation is the lifeline of long-term stable and healthy development of enterprises, control of funds is the key to the development of enterprises operation, capital management for an enterprise, especially a form of organization increasingly group of real estate enterprises, its importance is self-evident.The real estate industry is an important pillar industry of China’s national economic development is a typical capital intensive industry, with high investment, high risk, long cycle, significantly affected by the national policy etc.. The real estate enterprise capital management, is essentially what happened around the early land acquisition, development, sales operation in the process of capital inflow and outflow of funds management. In recent years, China’s real estate has obvious overheating, the government introduced a series of regulatory measures, the financial pressure on housing prices is more and more big, some real estate enterprises are facing financial difficulties, and even the emergence of the problem of funding strand breaks. In the background of such unfavorable, real estate enterprise capital management has become the key of enterprise survival and sustainable development, must be upgraded to strategic height of overall consideration to enhance the core competitiveness of enterprises. But China’s real estate enterprises in the capital management of budget management is not perfect, the financing and capital management consciousness is weak, the problem of channel is single, lack of effective incentive and supervision mechanism.This paper is divided into six parts: firstly, introduce the background and significance of research on capital management of real estate enterprises, combined with the results of relevant literature and research ideas, research contents, research methods and the statements of this paper; the second part introduces the relevant physical capital management theory, and then introduces the enterprise capital management theory, which focuses on the enterprise group fund management of the four major models and make a comparison and discussion, points out the future development trend of fund management mode; on this basis leads to the third part of the real estate enterprises, the basic characteristics of the current situation; the fourth part makes an empirical analysis of Yunnan Y real estate group, pointed out that the Yunnan Y real estate group’s financial situation at present, the fund management problems; the fifth part puts forward the corresponding countermeasures and design management model of Yunnan Y real estate fund group to solve these problems, the combination of production mode is more suitable for Yunnan Y real estate group fund management model. On the one hand, through the construction of financing platform, fundamentally solve the problem of external sources of funding channels and capacity; on the other hand, with the capital budget management and internal efficiency of banks, improve the enterprise internal funds. In order to improve the financial management of enterprises and promote the healthy development of Yunnan Y real estate group; the sixth part is the conclusion of this paper, this paper summarized and put forward the deficiencies and prospects.
