Real estate industry is an important pillar industry of national economy, it’s important to people’s livelihood. The stable and continuous development of the real estate industry is in favor of the construction of harmonious society and the improvement of people’s life quality, also it’s an effective way to achieve economic growth. Especially China is currently faced with complicated domestic and international situation, China needs to maintain the basic goal of sustainable and stable development of the whole economy.Real estate economy as a rigid demand, not only affects the operation of the whole economy, but also affects the stability of society. However, in recent years, the rapid growth of real estate investment and the rapid growth of property price bring much negative influence, and the strict government policy and the impact of financial crisis make the real estate industry more serious. Real estate developers scrambled for land resources, a large number of hoarding land caused a huge sums of money to take up; the government’s tight policy introduced intensive credit financing difficulties; the drop of stock market made further narrowing of the capital market’s financing channel; buyers’ attitude of buying houses made housing market shrinking. Severe industry status makes problems exposed in the fund management of the real estate enterprise, and makes them facing unprecedented money pressure.Based on the existing related theory of fund management and real estate fund management, this article takes Y real estate company as the research object, analyzing the current situation of the fund management and the problems, by the method of literature, field investigation and case analysis research method, and then it puts forward the optimization advices. Through this study, Y real estate company exists poor financing channels, financing way is single; it has a higher debt ratio, manage with high debt; financing projects is lack of effective risk management; investment decision is unreasonable; hoard a large number of land; the rate of return on investment declines; more funds is in precipitation; working capital structure is irrational, working capital risk management is weak and so on. These problems worsen Y real estate company’s operation and management, its benefits decline. Therefore, optimizing the company’s capital management has its necessity and urgency. This paper argues that: In order to optimize the money management of Y real estate company, it needs to improve in financing management, investment management, working capital management and other aspects, combining with their own situation.To achieve the Enterprises’ orderly management and healthy development, the companies shouldregard the capital management as the most important management, they should develop financial management rules and regulations, they should standardize financial management processes, they should improve capital management efficiency. This research can be beneficial to the optimization of Y real estate company’s capital management, and can provide a reference for capital management of other real estate enterprises.
