With the rapid development of economy, the real estate has become China’s main economic pillar industries, in order to regulate and guide the specific to the real estate market, the state gradually adopted a series of land and financial thenational macroeconomic regulation and control policy, on the one hand makes the real estate market is increasingly standardized, on the other hand the competition is more intense, and the professional level becomes higher. Under the development of such changes in the macroeconomic situation, China’s real estate industry is accompanied by changes indemand. In order to achieve profit growth, real estate enterprises need continuous innovation and development of the concept of their own. The key link and directly determines the success of real estate projects is the design and development scheme of real estate project. So the decision of real estate project is successful or not is an important factor of the development plan of the project, and it has important practical significance for the investment and development of real estate projectitself.Firstly, from the theoretical foundation, mainly introduces the design concept and content, the basic principles and key point of the real estate project design.Secondly, do analysis of the COCO real estate project development environment, focus on the analysis of the project faced in the preliminary design stage of national macro real estate,the market environment in Chengdu and the project’s surrounding environment. Then, based on the Market segmentation,target market and Market positioning,making planning and design of the overall COCO real estate project. At the same time in order to ensure the success of the project operation, the further study of the COCO real estate projects in the analysis of the specific cost of general control plan before the opening and project. Finally, based on market segmentation, target market and market positioning, select the appropriate marketing strategy, and make specific price positioning, in order to guarantee the smooth marketing project. In conclusion, I hope through analysis and research of scheme design of this project can provide experiences for the similar real estate projects designing.
