With the development of city construction accelerated, China’s real estate development, be infull swing in recent years. Compared with other real estate, commercial real estate will havehigher profit margins in the process of development, which makes a lot of developers into thecommercial real estate project. According to statistics, in2012, the new commercial constructionarea has reached35000000square meters, in2013the annual increase in the number of shoppingarea of40000000square meters. Despite such alarming figures, but there are still manydevelopers hands to invest in commercial real estate development, eventually lead to seriousbubble in the market. Most commercial real estate project faces high vacancy rates, Businessmanagement difficult, developers to low rate of return, If we can not solve these problems better,will cause many capital, land, human resources, environment and other waste.This paper first gives the background and significance of the research, and defines the relatedconcepts of commercial real estate and regional markets. Then reviewed at home and abroad oncommercial real estate research status on the influencing factors. Based on the regional market ofcommercial environment factors of commercial real estate projects analysis, identification,screening and constructing the index system of regional market influence factors of commercialreal estate projects. After a business city in the specific case of regional environmental analysis,including merchants visited survey and questionnaire survey, and using the SWOT analysismethod, by means of macro and micro combined, theory with practice research, respectively, ona trade in the Binzhou City, re positioning and situation analysis, and Trade City regionalenvironmental conditions is introduced in detail. And analysis of draw conclusion trade cityaccording to the local actual economic situation and consumption capacity and according to thecity development plan of reasonable positioning, and give full play to the characteristics of realestate business, project can be healthy and reasonable development. Finally on the variousfactors affecting the commercial real estate market carried out and constructs the actual case toverify the front of the rationality of the index, to provide theoretical basis and practical support toenhance the level of China’s commercial real estate development.The main innovations of this dissertation are as follows: one is from the area of commercialreal estate on an analysis of the factors affecting the identification of regional market,commercial real estate projects, construction of index system and to verify the system accuracyby combining the field investigation and case analysis. The two is through to the commercial realestate in different populations of the questionnaire survey data of different, the correspondingimpact factors, to avoid distortion of related data.
