Industrial estate, based on Industrial Park as the carrier, using industrial buildings, industrial factory buildings, research and development center as the development object, centralizing investment, development, management and service as one of the new industrial estate development form, plays a positive role in promoting industrial development, the park enterprise agglomeration ability,introduce advanced science and technology and the intensification of land etc.. With the upgrade of industrial policy guidance, the industrial estate is evolving from low technology content, low value added assembly base to complete grade products and technology, transformation of value-added and high-tech manufacturing base. The traditional mode of industrial estate development has been difficult to meet the needs of the times. Therefore, construction of industrial real estate development model,strengthening industrial real estate project investment analysis, is important to keep away investment risk and ensure the reasonable development.On the basis of the Yuelu industrial real estate investment projects, the essay elaborates the methods and Strategies of industrial real estate projects investment.The industrial estate theory research status at home and abroad are quoted, through a comparative analysis of the theory of industrial estate; it also analyzes the Yuelu industrial real estate investment environment, economy and society, from the industrial base and Industrial Park in the development of competition analysis, a clear development orientation of the project; and again, by the actual situation reference investment theory and combined with the development of industrial real estate,investment estimate of the Yuelu industrial real estate projects, to carry out financial evaluation and social benefit evaluation; finally to project implementation plan and risk-prevention. By comparison, analysis, demonstration, finally, the conclusion is that the project feasible conclusion, project development not only can obtain certain economic efficiency, but also is beneficial to social benefits.Standing on the foundation of economical and management theory, the paper analyzes the real estate investment project of Yuelu industrial methods, from the perspective of how to improve and standardize the project fund operation, having guiding significance and reference value to promote the smooth implementation of the project and the risk-prevention and other industrial real estate investment.
