Serviced apartments, “hotel-style services, apartment-style management" as well known, with hotel-style services and apartment facilities, compared with the traditional apartments, have more "service" and "income" attribute, more potential of assets operation and financing. Therefore, this article bring the service apartments product and operating model into traditional apartments as the new business model:private-ownership serviced apartment,and combined with property assets management theory, to further explore the property asset management value-added factors.Based on the serviced apartment operators and property asset management practice of shenzhen enterprises, through the Customer Delivered Value analysis for the private-ownership serviced apartment and deconstruction of the meaning of property asset management, to find asset management value-added factors for the private-ownership serviced apartment, the main asset enhancement management factors is then determined in the following four aspects by Delphi method and Analytic Hierarchy Process(AHP)1. The service apartment’s management factor(43.73%), the core content is: service apartment room layout and design; hotel service facilities; service product design; service apartment brand and reputation.2. Asset management factor(27.28%), the core content is: the service apartment leasing marketing and the apartment sales marketing; stores and popularity agglomeration; Community diversified value-added services.3. Property management factor(16.84%), the core content is: the degree of facilities in good condition and maintain operation level; community fire control and safety condition.4. Portfolio investment factors(12.14%), the core content is: the financial services and asset securitization.Through its weight concentration, construct value-added pyramid model which contains three layer of Strategic、business、functions. It provides a reference for the developers to develop and operate the private-ownership serviced apartment.
