In recent years, with the development of China’s economy, the real estate market is an important part of China’s economy. With the gradual liberalization of the secondary housing market in China, the speed of the development of the real estate market gradually accelerated,prompting the number of second-hand housing to enter the market increasing, the second-hand housing transaction scale is also expanding. Based on the exploration of the spatial variation of urban housing price, this paper analyzes the factors of urban housing price changes. The characteristics of residential space quantization is also conducive to the real estate sector to strengthen the management of the real estate market, the guidance of city management and city planning administration.This study takes Xuzhou city of second-hand housing residential listing price as an example, using a large number of second-hand housing transactions data, respectively from the angle of individual residential housing price point of view and the residential price of housing characteristics to explore the effect of housing characteristics on the second-hand housing listing price. First, using the least squares method for single residential housing the effect of housing characteristics of different price of second-hand housing listing price. Secondly, the prices of the sample house do exploratory spatial data analysis. Finally, carry out the application research and residential commercial housing price influence factors of spatial relations, from the perspective of space, reveals the relationship between house prices and the influencing factors.The main conclusions of the study are as follows:taking Xuzhou second-hand house data as the samples,compared with the least squares method and quantile regression method,this article analyzed the impact of urban house characteristics on the asking price of second-hand house. The results showed that there were significant differences between the house characteristics and the prices of second-hand house. Residential area, decoration quality have much bigger positive influences to high-price houses, and that, housing age and double entry structure house have much larger negative impact to low-priced second-hand houses. It is also found that low-priced housing buyers care more about features such as transportation, schools, large supermarkets, while high-priced housing buyers emphasize the greening coverage area, hospitals. Hurry selling is able to reduce listing price.The research was carried out by using ESDA method of 161 ordinary residential projects average price data of Xuzhou City, by calculating the Moran index and analyzing the spatial correlation and trend analysis. The results show that housing prices in Xuzhou city are significant spatial autocorrelation, the majority of residential prices showed a spatial agglomeration pattern, partly due to the existence of spatial heterogeneity in discrete distribution.Study on the factors in the city residential listing price in the residential characteristics of the spatial differentiation and influence, selecting residential district greening rate, small residential dwellings, hospitals, supermarkets, shopping malls, parks, universities and primary and secondary schools as residential housing price influence factors, and the GWR model is constructed to analyze the formation of the characteristics of the residential price space. The results show that the large supermarket is having the greatest impact of Xuzhou urban areas in the northwest regional residential, large shopping malls concentrated region mainly in the Huaihai Road West and the impact on the sample housing prices significantly. Tertiary hospitals on the sample housing prices there is center and sub center of alternating phenomenon, the distance between the sample house and the park has a significant effect on the price of the sample house. The sample from the residential university distance wavy from west to east to become gradually reduced, residential prices have inhibition effect. Xuzhou Shuren middle school, Xuzhou Minzhu Road Primary School, Xuzhou Jiefang Road primary school as the center, is a center gradually diffused to the outside. The greening rate affects different location in the study area. The age of residential housing prices play an inhibitory effect.
