The study of prices of school district houses is part of urban geography research.Exploring the driving mechanism of school district house prices and studying the spatial and temporal distribution characteristics of school district second-hand house prices are important for long-term urban planning,solving school-age children's enrollment problems,and improving life quality of residents.At present,in the study of school district housing,the perspective is often focused on the selection and optimization of models,and the spatial and temporal heterogeneity of impact factors.However,there are still some shortcomings in the selection and quantification of impact factors,the degree of impact of relevant policies on school district housing prices and the selection of spatial scale of the housing price research.Further research can be conducted on how to form the influence relationship between the impact factors and the housing price in the school district.This article evaluates the selection and quantification methods of impact factors of the school district second-hand house prices through taking the primary school regions of Gusu as the research point,and collecting the school district second-hand housing transaction data and real estate unified registration data of Gusu,Suzhou City from 2013 to 2019,based on the previous research results on the impact factors of school house prices and the characteristics of economic and social development in Gusu District of Suzhou City,each index has been evaluated to identify the selection and quantification system of house price impact factors.Research on the spatial and temporal distribution of second-hand house prices in school districts in Gusu District of Suzhou City from 2013 to 2019 has showed a gradual increase trend from west to east and from north to south.The overall high-priced area has gradually changed from "single center" to "multiple sub-center".The transfer reflects the spatial hetero-geneity of the school district housing market.The characteristic price model and geographic weighted regression model were used to reveal the degree of influence of various factors on the housing price of the school district.The house transaction volume of the school district and non-school district were compared,and the turnover rate of the school district and non-school district were compared as well,revealing the space-time and distribution characteristics of the housing price in the Gusu district.The results showed that the education factors had the highest impact on school district house prices,followed by location factors.The school district housing policy in Suzhou has played a role in inhibiting the rapid rise of school district housing prices.Compared with simulation results without relevant policies,school district housing prices under the regulation have significantly decreased.The turnover rate decreased from + 35.39% to-8.90% after the implementation of the policy.Under the background of education gentrification in school district housing market,The overall high-priced district was changed from "single center" to "multiple sub-center".This study enriches the research system of school district housing prices,put foward the main ideas of controlling school district housing price,such as balancing educational resources,increasing admission index and developing sub-center of the city,and provides reference value for the regulation of the school area house market in Suzhou.
