Longhai City is located in sountheast coastal of Fujian,praised as‘the place of fishes andrices’, abounding with narcissus and Myrica rubra, litchi and other famous flowers or fruits.Fruit tree planting is the main direction for the agricultural industrial structure adjustment inLonghai city and one of the main means of local farmers’ economic income. In recent years,with the development of economic construction in Longhai city,more and more expropriationand occupation of woodland and land circulation happened, such as railway and highwayconstruction, the industrial zone setting up and the urban expansion etc. Some of the incidentssuch as fruit trees being cut down, fruit trees pollution were disputed involving economiccompensation, then some even became local farmers’ petition problems.Moreover, the key tosolve these problems is to assess the value of the compensation. For the more reasonable andscientific process for fruit tree assessment and more objective assessment,the study found thatsimply using Market Method and Cost Method to evaluate the orchard was defective. When theMarket Method was adopted to evaluate the orchard,it tended to lack of trading case which canbe compared. And the evaluation result was difficult to reflect the actual value of the fruit treeswhen using the Cost Method to evaluate the orchard. In contrast, Income Present Value Methodwas the first selection for the fruit tree asset valuation. Various analysis factors should beconsidered when using Income Present Value Method to assess the fruit trees. And taking theMyrica rubra of Fugong Town, Longhai City as an example, the principal influence factorswere analyzed by using Income Present Value Method. Finally the sample area was assessed byusing Income Present Value Method to obtain reasonable value.
